Writing the Book on China {VIDEO}

05/02/2017

The long-anticipated book launch and grand tour for Chinese Institutions’ Definitive Guide To USA Commercial Real Estate kicked off on April 19 in New York City at 212 Fifth Avenue. The 300-plus-page hardcover was a collaboration led by Ben Briggs, executive vice president of international business at Briggs Freeman Sotheby’s International Realty, who has lived in China for more than 11 years. Following the Manhattan grand opening, several of the book’s co-authors toured Boston, Washington DC, Miami, Dallas and Fort Worth. Atlanta and Seattle are still to follow. To read more on china.briggsfreeman.com, click here.

On April 24, the Dallas-area book launch welcomed over 100 VIP guests to Museum Tower, including U.S.-China Chamber of Commerce members, real estate investors and professionals. The Dallas Business Journal and China Daily covered the event.

About the Book

Chinese Institutions’ Definitive Guide To USA Commercial Real Estate, published by one of Beijing’s top business publishers, includes chapters entitled: Why Purchase U.S. Real Estate, Important International Tax Issues, Single-Family Investment, Closing the Deal and more. The book highlights markets and submarkets in each of America’s top gateway cities, with commentary written by local real estate CEOs and top brokers that work alongside Briggs. Briggs’ colleague and financial analyst for Briggs Freeman Sotheby’s International Realty, Catherine Hu, co-authored the book bringing much depth and wisdom to intricate details, helping to understand various asset classes of U.S. real estate and relay that to the Chinese readers. Top U.S.-China legal experts also helped pen chapters on optimizing tax structures and negotiating joint venture partnerships.

Chinese Institutions’ Definitive Guide to USA Commercial Real Estate is now available on Amazon.

5 Ways to Prepare for an Open House

05/02/2017

You already know about cleaning and de-cluttering — but did you know these five things could have an even bigger impact on potential buyers who come through your open house?

Do a rapid renovation.”

Little tweaks. Big difference. Kitchen a bit outdated? Replace the fixtures, faucets and cabinet hinges. Family-room furniture a bit beaten up? “Fix” it with fresh, white-cotton slipcovers.

Turn the bathrooms into little spas.

Create the feel of a relaxing, luxurious bath — for less than $50. Pile pretty soaps in a modern tray. Stack fluffy white washcloths and towels. Add a lightly scented candle. Buy a designer bathmat in a soothing tone, such as the palest green or lightest blue.

Highlight those focal points.

Draw visitors’ eyes toward special features using bright colors and accents. A pop of red throw pillows can draw attention to a cozy window seat. A large, striking modern-art poster, framed and propped on the mantel, will really show off a fireplace.

Bring nature inside.

Potted plants or a few pretty buds in a vase can help bring energy into any space and fill empty spots. Add a trendy fiddle-leaf fig tree in the living room. Put some beautiful white hydrangeas in the bedrooms.

Give every room a purpose.

That spare room that’s been used as a combination office/guest room/dumping ground won’t help sell the house unless you show buyers how they can use it. Pick a use — office, guest room, crafts room, game room — and clearly stage the space to showcase that purpose. They’ll see themselves living there — and your open house may just close a deal.

Art in the Square | 18 Years of Supporting Southlake Charities

It is a happy birthday, indeed. The Southlake Women’s Club is preparing to celebrate the 18th anniversary of Art in the Square. The annual, three-day event begins at 4 p.m. Friday, April 28, and ends at 6 p.m. Sunday, April 30.

More than 160 internationally renowned artists will have their work on display at the 18th Art in the Square, plus local, emerging and high-school artists, too, for viewing and for sale.

sas1741-NEW

Support from the artists, the community and the event’s sponsors is “incredible,” says longtime volunteer and 2017 sponsorship chairman Carmen Evans, who nurtures relationships with about 100 cash and in-kind sponsors each year, including Briggs Freeman Sotheby’s International Realty as well as other major supporters. Evans attended her first Art in the Square in 2002 and immediately knew she wanted to play a role in “such a cool event.”

“I had to be part of it,” says the native Texan, who had moved to Southlake with her husband and two children the year before. After working with entertainment and beverage sales, Evans found her niche in securing sponsorships.

“That is the role that fits me,” she says.

Since its first year, Art in the Square has raised $2.5 million and annually raises about $200,000, which the Southlake Women’s Club distributes to local charities. This year, the women selected 32 beneficiaries in Northeast Tarrant County that help women, children and families in need.

The event leadership takes pride in the fact that, with the exception of police and fire protection, it is run entirely by 800-plus volunteers.

This year, the Marshall Tucker Band will take the Methodist Southlake Hospital Main Stage on Saturday at 8:30 p.m. A limited number of VIP tickets are available to purchase a front-and-center spot for the Southern Rock headliners. On Friday night: The Walton Stout Band is back to kick off the three-day festival. Both the Main Stage and Gazebo Stage will host entertainment throughout the weekend.

Don’t miss Le Bistro, offering delicious fare from local vendors – everything from pizza to cakes to kettle corn, or cruise food trucks along Route 66 and enjoy beverages from the Filling Station.

It doesn’t get more family oriented than Art in the Square. Applied art and hand-on activities are available in the Kids Korner, plus bounce houses, inflatables, a bungee trampoline, zip line and rock-climbing wall for teens and ‘tweens in The Zone.

Forbes on Dallas-Fort Worth: Hottest Housing Markets 2017

04/25/2017

Residences at the Stoneleigh | 2300 Wolf Street, Dallas, TX / Briggs Freeman Sotheby’s International Realty

“Every home buyer wants to make a smart investment,” writes Forbes about its list of 2017 Best Buy Cities—the country’s top 20 hottest housing markets to invest in this year. High on that list? Fort Worth and Dallas. Forbes collaborated with Local Market Monitor, a company that tracks 300-plus metropolitan areas, to determine where home prices, jobs and populations are up — in this case, way up.

Fort Worth’s numbers put it at No. 9 on the list. Its population of almost 2.4 million is up by more than 5 percent in just three years. Job growth? Up more than 2 percent. But it’s the home prices that boggle: Fort Worth’s are up 9 percent, year over year — and are predicted to go up 17 percent in the next three years. At least.

And the hottest investment city? “Dallas dominates,” says Forbes. “The home of Exxon Mobil and the Dallas Cowboys claims the No. 1 ranking. Dallas has an average home price of $233,000. That’s up 3.9 percent from a year ago and underpriced by 3 percent compared to the city’s historic average. Local Market Monitor forecasts prices will increase 31 percent by 2020 thanks in part to 3.9-percent job growth in the past year and 6.2 percent population growth in the last three.”

Populations are up. Jobs are up. That Texas spirit is up. No matter which city you love, the expert agents of Briggs Freeman Sotheby’s International Realty will help you invest smartly in your new home in Fort Worth or Dallas — two of America’s hottest cities by far.
